How to Solve Property Managers' Predicaments
Published on Thursday, 07 January 2010 For tenants, property managers are the bad guys. But as a property manager, you know for sure that some tenants are the real bad guys-they leave your house a total mess and will say bad things about you. That is why security and cleaning deposits are asked from tenants before they are allowed to move in. With these deposits, the tenants are warned that if they will not leave the house as good as new, they can never get their deposits back. But this is not always a good strategy as many tenants tend to curse property managers for being so “mean.” What they don't know is that you are just protecting your business and the welfare of the next tenant. Here are some tips helpful to solving your predicaments as a project manager: - Put everything on paper, including the amount of deposit and your agreement. The agreement should state that you will not return the tenant's money unless the house is left good as new. - Check everything. Don't just give the house a first glance but instead check everything-carpets, cabinets, corners, etc. - Hire a professional cleaner to clean up mess. You have no choice but to clean and repair the house when the tenant left it like that. Getting the services from professionals will ensure leaving your house clean for a new tenant. It's true-some tenants can really be your predicaments. But as long as you know how to handle them well, you won't have any problems anymore.
